Publix Finally Set a Date. The Store Across the Street From It Still Hasn't.

If you've driven Highway 54 past Hayden Road any time in the last year, you've watched the same corridor change its story every few months. A banner goes up. A "coming soon" sign gets swapped for a different one. A building that was framing lumber in March has a drive-thru lane painted by July. It has felt, for a long time, like Gateway Commons was one continuous grand opening that never quite arrived.

It isn't one opening. It's at least four, spaced across nearly two years, and they are not happening in the order most people assumed.

Publix now has a real date. Kroger, sitting on the lot diagonally across the intersection, does not, and the gap between those two facts tells you more about how this stretch of Owensboro is actually filling in than any single ribbon-cutting will.

The one date on the calendar you can actually trust

Publix Super Markets will open its first Owensboro location on October 3 at 7 a.m., at 3370 Hayden Road. The store is 50,325 square feet with an adjacent Publix Liquors, and it marks the Florida-based chain's first location in western Kentucky. Publix began hiring 140 workers for the store back in June.

What most people driving past haven't clocked yet is that this Hayden Road store isn't Publix's only bet on Owensboro. The company is also building a second location, of the same size, at 1808 Carter Road, in sight of the existing west-side Kroger. That's not a chain testing the water with one store. That's a company opening on two sides of town within the same stretch of time, which is a different kind of commitment than a single storefront.

The store across the street is on a slower clock

Here's the detail that doesn't make it into most of the "new stores" roundups: Kroger's Marketplace store, at 3914 Fairview Drive, sits on the east side of the Fairview and Hayden Road intersection, diagonally across from the Publix site. Kroger broke ground there on September 17, 2025, in a ceremony where company officials confirmed a $35 million investment, a 100,000-square-foot store, and more than 200 new jobs. The plan includes a fuel center, a drive-thru pharmacy, a Wine & Spirits Shoppe, Murray's Cheese, a sushi bar, a Starbucks, and an expanded bakery on top of Kroger's standard grocery lineup.

At the groundbreaking, Kroger's own communications team targeted completion for "fall or winter" of 2026. That's still the number most local coverage repeats. But the most recent reporting we found, from late July 2026, pushed the estimate to the store being fully open by the end of 2027, a full year past the original target, with no firm opening date attached. That's worth sitting with before you plan around it. If you've been telling yourself the new Kroger will be open by the holidays, the honest answer right now is that nobody, including Kroger, has said that with certainty since the groundbreaking.

There's a second piece to this that changes how you should think about the whole project. Kroger has confirmed that its existing store at 2308 East 4th Street will close on or before November 4, in preparation for the new Marketplace location. The company's other two Owensboro stores, on Frederica Street and Starlite Drive, are staying open. So this isn't simply Owensboro gaining a fourth Kroger. It's one location closing while a much larger one gets built a few miles away, on a timeline that has already slipped once.

What's actually open right now versus what's still a sign on a fence

The small-format retail wave that everyone associates with Gateway Commons has mostly already landed. Here's where that stands as of this week:

That table is the real shape of Gateway Commons right now. The clothing and home-goods cluster on Calumet Trace, the smaller-format stores that don't need a groundbreaking ceremony to get built, opened in a fairly tight window between last November and this June. The two grocery anchors, the ones that actually require the heaviest construction and the biggest workforce, are the ones still pending, and they're pending on different clocks from each other.

If you've been waiting to make one trip out to Gateway Commons once "everything's open," there isn't a single week where that happens. HomeGoods and Sierra sit right next to each other on Calumet Trace and have been open together since late June. Publix opens in five weeks. Kroger opens whenever Kroger opens.

The newest addition, and the ones still just talk

The most recent confirmed addition to the corridor is a Dunkin' and Baskin-Robbins combination location, announced on August 8, planned for a site near the Malco theater on Anderson Lane, between Hayden Road and Calumet Trace. A Dunkin' spokesperson told local reporters the project is in early stages and tentatively expected to open in 2028, which puts it well outside the current wave. It will be Owensboro's second Dunkin' location, run by a different franchisee than the existing Frederica Street store, and it brings Baskin-Robbins back to town after its previous Mt. Moriah Avenue location closed in 2022.

Beyond that, there's a list of names that keep circulating without anything signed. In August 2025, the developer behind Gateway Commons, Gulf Stream Commercial Services, posted on social media that it was actively working to bring QDOBA, Jaggers, Bubba's 33, Outback Steakhouse, Jack in the Box, Jersey Mike's, Dave's Hot Chicken, and Wawa to the development, and invited the public to weigh in on what else they'd like to see. That post came with no lease announcements attached, and none of those eight chains have had a confirmed opening reported since. Treat that list the way you'd treat any restaurant rumor in a town this size: plausible, worth watching, not worth planning a routine around yet.

What this actually changes if you already live out here

The practical takeaway isn't "Gateway Commons is growing," which you already knew from driving past it. It's that the corridor is filling in unevenly, with the small stores finishing first and the two grocery giants finishing last and on diverging schedules. If your errands already route through that stretch of Highway 54, the useful thing to know is which specific date applies to which specific building, not a vague sense that "more is coming."

Publix opens October 3. Kroger Marketplace's date is still not fixed, and the honest range right now spans more than a year. HomeGoods and Sierra have already been open together on Calumet Trace since June. The Dunkin' and Baskin-Robbins combo is years out. Everything else on that list from Gulf Stream's social post is still just a name in a Facebook comment section.

That's the actual state of Gateway Commons this fall. Not a single finish line, but a corridor filling in on at least three different timelines at once, with the biggest piece of it, the new Kroger, still the least certain.
